Why buy new?

1. 85% of new build houses had an A or B (EPC) rating; while less than 4% of existing dwellings reached the same energy efficiency standard. New homes use significantly less energy used compared to older properties. All Nicholas King homes come with electric car charging points, an excellent standard of insulation and carry an energy efficiency rating of A or B to name just a few of the energy saving benefits when buying new.

2. Not only are new homes proven to save money on running costs but they are also helping cut carbon emissions too. Analysis of government energy performance data has shown average new build properties emit 2.2 tonnes of carbon less than older properties each year.

3. By owning brand new home you can rest assured any defects found in the first 2 years will be covered by your initial warranty. You’ll also have a whole decade of cover for any structural issues - new homes come with a 10-year insurance warranty offering you more protection on your home buy.

4. The home buying process can be stressful enough without the risk of a sale falling through somewhere in the buying chain. When you choose new for your first home there is no onward chain so you can proceed with your purchase unhindered and with peace of mind the developer is a reliable vendor.
