There are many benefits to buying a brand new home, such as better choice, certainty, and being able to avoid seller chains. But one of the largest advantages is the fact that they’re more energy efficient, and as such, new build developments provide owners with significant savings when it comes to their energy bills.

Recent research by Home Builders Federation has highlighted how new homes are cutting emissions, but also saving buyers money. So, not only can you save up to 576,000 tonnes of carbon emissions, but your new property could also be up to 65% cheaper to run when compared to an older property.

 

Higher EPC ratings

All properties built, sold, or rented in the UK must carry an Energy Performance Certificate, which contains information about a property’s energy use. All homes will receive a rating from A (most efficient) to G (least efficient), and these certificates cover lighting, heating, and hot water.

New homes tend to carry much higher EPC ratings than existing properties. In fact, the study by Home Builders Federation found that 95% of new homes have an energy rating of A-C.

To support the UK in its goal of reaching net zero by 2050, all our Nicholas King Homes have an energy rating of B or higher, and use water saving taps and fittings, A-grade boilers, highly efficient insulation, energy saving lighting and double glazing. Some even use photovoltaic panels to transfer sunlight into electricity, and car charging points are installed to allow you to charge your vehicle on your drive or in your garage.

To help increase potential energy savings, smart meters are also installed to help you monitor usage and control what you spend.

 

How else can I make savings when purchasing a new build property?

Firstly, the stamp duty changes in the mini-Budget means now that the nil-rate threshold for First Time Buyers’ Relief has increased to £425,000 (from £300,000) and the maximum amount that you can pay while remaining eligible for this relief has increased to £625,000. With the South East’s relatively high house prices, these new bands will benefit you the most.
